Mortgage & commercial finance brokers

Verify the borrowing entity before you submit the application.

Buy-to-let and commercial mortgage applications from limited companies require confirming who actually controls the SPV, what else they're exposed to, and whether the group already carries debt or adverse history, before the application reaches a lender.

What you get

  • Confirm the SPV's directors and PSCs match what's stated on the application.
  • See other companies and SPVs those individuals control, exposure the application might not disclose.
  • Check for charges already registered against the entity.
  • Screen the wider group for insolvency history before it becomes the lender's problem.

How it goes

  1. 1

    Search the borrowing entity

The SPV named on the application.

  2. 2

    Confirm control

Match directors and PSCs against what the applicant declared.

  3. 3

    Check exposure

See every other company those individuals control.

  4. 4

    Screen the risk layers

Registered charges and insolvency history across the group.

Case study

A buy-to-let SPV with an undisclosed second charge

The situation

A broker is packaging a buy-to-let remortgage for a limited company client and needs to confirm the property is unencumbered before submitting to a specialist lender.

What they did

Checking the SPV's registered charges directly shows an existing charge from a bridging lender that wasn't mentioned in the application, alongside two other companies the same director controls.

The result

The broker raises it with the client before submission, rather than the lender's own search flagging it after a valuation has already been paid for.
